00. GENERAL CONDITIONS

• By using the website www.parcodeisesi.com of the company "PARCO DEI SESI DI MASSIMILIANO PANSECA & C. SOCIETA' AGRICOLA IN ACCOMANDITA SEMPLICE" VAT no 02825660810, hereinafter always referred to as "Parco dei Sesi", you accept the rules relating to the general conditions of sale and the processing of personal data and all points contained therein. The conditions contained herein may be subject to change in the course of time without prior notice, we therefore advise you to read them from the moment of booking until your arrival.

• At the time of booking, the client’s agreement is subject to acceptance of these general terms and conditions of sale and the terms and conditions of sale of the reserved rate. No booking or confirmation is possible without this agreement. The client acknowledges having read and accepted the present general terms and conditions of sale and the conditions of sale of the reserved tariff.

• All bookings made with Parco dei Sesi constitute a contract concluded remotely between the Client and the Service Provider Amenitiz
  - Parco dei Sesi reserves the right to cancel or refuse any booking from a Client with whom there may be a dispute relating to payment for a previous booking.

• Every booking is made in the name of a Client and may not be transferred to a third party under any circumstances.

• Parco dei Sesi is an Adult only structure. Under 18 years old are not allowed unless the property is rented exclusively. In that case the Client in charge of the booking is entirely responsible for the safety of the child in-within the property. Parco dei Sesi declines any responsibility in regards to any injurie during the stay at the property.

• Pets are not allowed with no exception whatsoever.

• A booking refers to a number of guests and no extra guests is allowed to enter the property. The usage of the property is limited to the number of guests specified in the booking condition. Other people from outside are strictly not allowed at the property. - -Each room can sleep a maximum of 2 persons.

• Parties, celebration implicating large gatherings, loud music during the day time or night time with no prior notice and acceptance from the manager of Parco dei Sesi is strictly prohibited even on exclusive rental booking. Costs for events and parties must be quoted separately.

• The non-respect of these rules expose the client to immediate eviction or refusal of check-in at Parco dei Sesi with no reimbursement or reuse possible.

• The client agrees and undertakes to use his/her room in a responsible manner. Any behaviour contrary to public decency and public order shall result in Parco dei Sesi asking the Client to leave the establishment without any compensation or reimbursement if a payment has already been made. In the event that no payment has yet been made, the Client must pay for the nights he/has stayed before leaving the establishment and any further nights booked.

  01. Reservation

• Reservations can be made on the site with advance payment, or by telephone at +39 375 566 0194 or +39 379 186 4567

• The reservation will be considered valid after payment has been made, where the Client will receive a confirmation email that will contain references to be shown upon arrival.
  When you click on the "Confirm reservation" button and proceed with the payment, you accept that your reservation will be definitively confirmed and binding for both parties according to the following terms of sale. If you decide to make a cancellation, you expressly accept these "Conditions of Cancellation", which are to be considered binding and irrevocable at the time you make a reservation.

• Terms of sale for Individual room booking

• 50% of the negotiated rate of the total amount of the reservation is requested when confirming the reservation.

• 50% is due 30 days before check-in and will automatically be charged on the payer's credit card.

  CANCELLATION POLICIES

• More than 90 days before check-in: Deposit can be refund or the balance can be used of a future stay. For refunds, the cost of transactions will be at the charge of the client + 100 € of cancellation service .The client will be reimbursed the amount of its deposit minus 100€  and minus the costs of the bank transaction done at the booking and at the refund.

• From 89 days before check-in until 31 days before check-in: no refund possible of the deposit but the possibility to reuse of the deposit, valid for a period of on year from the first order of the client.

• Modification engages a fee of 100€ per operation

• At 30 days before arrival: 100% of the total amount of the stay will be charged. No reuse of the deposit possible.

• All cancellations must be made in writing, e-mail only before the date of arrival.

• In case of no-show the total amount of the stay will be charged and no reuse possible.

• A delay superior of 12 hours from arrival with no prior notice will be considered as no show.
  We reserve the right to modify, alter, or substitute all or any part of our services when reasonably necessary or advisable. Should this occur, we agree to provide the best alternative available.
  
  

  02. Check-in and Check-out

  The rooms will be available from 3.00 pm on the day of arrival, and must be vacated by 10.00 am on the last day of stay.

  
  03. Documents

• Upon arrival, the guest is required to show a valid identity document for registration, in accordance with the current provisions of the law.

• Failure to comply with this obligation constitutes a violation of the provisions of the criminal code.

• The acquired data are treated in accordance with the current privacy legislation pursuant to law 675/96 and Legislative Decree No. 196 of 30 June 2003.
  

  
  04. Payment

  When you make a reservation on our website, you provide your credit card details and authorise "PARCO DEI SESI" or any other company appointed by it for the management of reservations to charge the amount expressly indicated as deposit and advance on your reservation. If the credit card you have provided is declined by the interbank circuits, no charge will be made.

CREDIT CARD PAYMENTS

• Credit card payments are powered by our booking engine Amenitiz with Stripe . On the negotiated price with Parco dei Sesi consider the following commission retributed to Stripe: 1,5% for european visa & master card and +2,9% for international cards and Amex.

  PRE-AUTHORISATIONS PAYMENT

• A Pre-authorisations of the amount of 10% of your stay will be blocked on your payment card as a security deposit  in case something goes wrong. Pre-authorisations are blocked on the day of check-in and are automatically released 7 days after check-in. 

• Once released, a pre-authorisation can no longer be captured.

  MODIFICATION

• If your reservation can be modified, each modification will be charged 100€ (VAT included) per bedroom. This is not considering any readjustment of the price according to the new date of booking.

• Every modification regarding a booking of the Grande Dammuso will be charged 250€ (VAT included)

  REFUND

• If you are eligible for a refund, the refund will be done with the same method as the payment.

• For credit card refund a fee of 2,5%  plus 100€ will be applied and distracted from the amount of the refund.

• For amex refund a 4,5% fee plus 100€ will be applied and distracted from the amount of the refund.

  REQUEST FOR SEPARATED BEDS

• Bed separation service in the bedrooms offering this possibility is charged at €44 (VAT included). And it must be notified at least 48 hours before check-in

  05.Tourist tax

• For Agriturismo in Pantelleria the amount is € 2.00 per person per night up to 30 days.

• The amount of this tax is not included in the price and must be paid at the check-in
  
  

  06. Access keys

• The keys of the room will be delivered at the check-in

• It is absolutely forbidden to produce duplicates of these keys.

• In case of loss, there is a penalty of €. 30.00 fully charged to the guest. - Guests will be communicated a gate code to access the property. This code cannot be communicated to people external to the property.

07. Breakfast

• Breakfast will be available from 08:00 to 11: 00 unless otherwise agreed with the Parco dei Sesi manager for special cases. It should be consumed in the breakfast area.

• In the event of any known food intolerances and allergies, guests are requested to notify this in advance. Any special request not included in the main breakfast will be charged accordingly.

  08. Own kitchen and food

• Guests are not allowed to use the main kitchen.
  It is allowed to consume personal food in the rooms only and not the common areas.

• It is not allowed to consume food or drinks brought from outside the property in the common areas of the property

  It is not allowed to light stoves and open flames of any kind. For any need, ask Parco dei Sesi manager.
  

  
  09. Smoking

• In all internal areas of Parco dei Sesi it is absolutely forbidden to smoke.
  

  
  10. Cleaning

• During your stay the bedrooms and bathrooms will be cleaned every day. If occupied the cleaning will be done the following day.

• Please arrange your personal belongings to allow for such cleaning.
  

  
  11. Linen

• The change of bed linen and towels is made every four days or every two days for weekly stays.

• Extraordinary linen change is not included in the price, as any extraordinary cleaning.

• Extra linen change will be charged 22€ per set (VAT included)

• Extra towel change will be charged 22€ per set (VAT included)

• Beach towels are available at free use. However if they are not returned at the front desk at the check-out, the Client will be charge 30€ (VAT included) per towel.
  

  
   12. Personal items

• Personal objects of any kind cannot be left in the common areas.

• Parco dei Sesi is not responsible for items left unattended.

• For any personal effect forgotten at the property after check-in, in the case of the request for shipment, the cost of shipping will be at the charge of the client. The service of shipping will be done by a responsible employee of Parco dei Sesi will be an extra service of 50€ (VAT included)
  

  
  13. Damage, missing items and complaints

• Any damage caused to Parco dei Sesi, after ascertaining responsibility, must be compensated by the guest in agreement with the person in charge at Parco dei Sesi.

• Items missing from the equipment of the rooms, will be charged to the occupying guests.

• Guarantee: Parco dei Sesi reserves the right to ask for a valid credit card number on the date of the beginning of the stay to guarantee any extras or any degradation/theft noted in the room on the client’s departure

• Any complaint during a guest’s stay must be reported immediately to Parco dei Sesi before the end of the stay. if not resolved to your satisfaction, should be notified in writing no later than 48 hours after departure.. Any dispute, claim or litigation relating to the terms and conditions of booking a stay or a room are subject to Italian law.
  

  
   14. Recommendations and prohibitions

• Do not obstruct the toilet by throwing anything other than toilet paper in it. Deconstruction of the toilets will be at the charge of the guests.

• To turn off the lights every time you leave the room.

• Close shutters to keep temperature in the room cool and leave the windows open during your absence from the rooms.

• Do not leave battery chargers connected when not in use.

• Do not leave taps open, (Water is a precious commodity especially on an island !)

• Do not leave the air conditioners running while you are absent from the rooms

• Do not leave the air conditioners on while the doors and window are open.

• it is forbidden to prepare and consume meals inside the room.

• It is forbidden to speak loudly, scream, slam doors or windows, rummage through the furniture in the room.

• Since January 2024 the accessibility to the rooftops is now prohibited for security reason on the island of Pantelleria. Any violation of this rule exposes the person to severe sanctions.

  15. Luggage & personal belongings

• Parco dei Sesi declines all responsibility for the loss, theft or damage of objects owned by guests left in the rooms.

• It is not allowed to leave personal items in the common areas. We decline all responsibility from missing items.

• It will be possible to leave your luggage at Parco dei Sesi until the moment of departure but without assuming any responsibility.
  

  
  16. Internet and Wi-Fi

• The structure is equipped with free high speed Wi-Fi network accessible in all rooms and common areas with no password.

  
  17. Security

• Parco dei Sesi is committed to the protection and correct use of your personal data as well as to the electronic transmission of information, but declines any responsibility for the loss of data resulting from improper or fraudulent access by third parties.

  18. Security cameras

• Two video cameras are present on the property. One at the main entrance gate and another one at the main parking.

  
  19. Force Majeure

• Force majeure shall be understood to mean any event outside the parties that is both unforeseeable and insurmountable and that prevents either the client or Parco dei Sesi from fulfilling all or part of the obligations provided for in the contract. This is particularly the case in the event of strikes, covid emergency or any sanitary emergency, riots, prohibitions issued by government or public authorities. It is expressly agreed that force majeure suspends, for the parties, the execution of their reciprocal obligations and that each party shall bear the costs arising therefrom. In particular, clients shall bear solely any additional costs that may be incurred to enable the stay to continue, following the occurrence of a case of force majeure 

• Parco dei Sesi can not be taken responsible for any inefficiencies due to total or partial lack of electricity, water, telephone line or internet connection not dependent on our wishes.
